Tell me about Vista Oaks.

Vista Oaks is a 42.62 +/- acres site located along Vista View Drive in Cloverdale, Sonoma County, CA, with 19 home sites, many featuring panoramic views of the Alexander Valley and the Russian River. It may be one of the last new homes hillside developments in Cloverdale.

Tell me about the homes and home sites at Vista Oaks.

The community will have 19 single-family homes ranging from approximately 2,830 square feet to 4,804 square feet. Home sites start at approximately .31 acres and many are approximately 1 acre. Two home sites are 9.10 and 18.14 acres, respectively, and include dedicated private open space for the homeowner.

Has Vista Oaks been approved for hillside developement?

The Vista Oaks development is above the 400-foot elevation level. The General Plan has standards to reduce visibility, grading and tree removal impacts on developments above 400 feet. The General Plan Citizen Advisory Committee (CAC) proposed additional directions for hillside development. These directions encourage development on areas below the base of hillsides, and limited development on the visible hillsides and ridgelines. Vista Oaks was designed and approved with those standards in mind. What is the timing of Vista Oaks? Pricing?

Anticipated timing is to begin construction of homes in end of 2009. Please contact the developer for the most current information on timing and pricing.

What is the architectural style of Vista Oaks?

No two homes at Vista Oaks are alike. The homes are classic designs with traditional architecture, rich in character and reminiscent of homes found throughout the wine country. Each elevation style and floor plan is unique, and has been sited and designed to complement the hillside topography.

Can I select any home I want for a home site?

In order to assure a visually diverse and environmentally-conscious neighborhood, the siting, architecture and floor plan for each home site has been very carefully selected to complement the views, hillside topography, lush natural landscape and small town atmosphere of Cloverdale. We are also offering custom home sites for purchase.

Can I purchase a custom home site?

We are offering a variety of sites for purchase if an individual prefers to construct their own home. Each site has its distinctive appeal with town or vineyard views and varying hillside topography.
Vista Oaks has received design and development approval from the City of Cloverdale with selected siting, architecture, and floor plans for each home site. Custom home site buyers who intend to build their own custom home are advised to contact the City of Cloverdale to understand the design review process that would be required. Construction of homes needs to be consistent with the Vista Oaks Architectural and Landscape Design Guidelines.

Will there be a main entry gate?

The developer will provide landscaping and monumentation at the main entry on North Cloverdale Boulevard. There are no plans for an entry gate at this time.

Will my home come with landscaping?

Individual homeowners are responsible for their own landscaping, subject to the Vista Oaks Architectural and Landscape Design Guidelines.

How are sidewalks and city services handled?

Roadways, sidewalks, and all city services and utilities will be provided by the developer.

May I fence my property?

A fencing plan for each home site will be provided by the developer.

Will there be architectural guidelines?

The developer is in the process of creating the Vista Oaks Architectural and Landscape Design Guidelines.

Will there be a Homeowners Association?

There will be a Homeowners Association and CC&R’s will be recorded to ensure standards of maintenance and use appropriate to the community.

Can I put in a pool or guest house?

Individual home sites at Vista Oaks differ in elevation and topography, and zoning ordinances should be consulted.

Who is building Vista Oaks?

Vista Oaks is being built by Thompson Development Inc. (TDI), the real estate development affiliate of West Bay Builders, a general contracting firm that specializes in residential, commercial and public works projects. TDI is engaged in a wide range of new home developments throughout the San Francisco Bay Area including Symphony Towers in San Francisco and The Sweed School in Petaluma.

How do I get to Vista Oaks?

Vista Oaks is located off Highway 101 in Cloverdale, Sonoma County CA, at the Citrus Fair Exit, minutes from downtown Cloverdale, 15 miles north of Healdsburg and 27 miles north of Santa Rosa. For a tour of the Vista Oaks home sites please contact the developer.
